In light of recent innovative urban developments like The Ledger in Bentonville, Arkansas, we at Webber + Studio are reminded of our own pioneering project from 2007 – Webber Village. This conceptual design, while not ultimately built, showcased many forward-thinking elements now celebrated in cutting-edge urban developments, with a particular focus on affordable housing and community integration.
Webber Village, designed for Webberville Road site in Austin’s Govalle/Johnston Terrace Area, was envisioned as a mixed-use development that seamlessly blended residential, commercial, and public spaces. The project aimed to provide 100 for-sale multi-family homes and 33,000 square feet of commercial retail/office space, with a strong emphasis on affordability and community enhancement.
Integrated Pathways
Central to Webber Village’s design was a continuous sloping pedestrian pathway, described as an “intertwining artery” that promoted vibrant street life. This pathway, while primarily designed for pedestrians, could have easily accommodated bicycles, creating a multi-modal circulation system throughout the development.
“The continuous sloping pedestrian pathway is an intertwining artery with day-to-day functionality that promotes street life invigorated with light, air and activity,” reads our original concept description. This approach mirrors The Ledger’s celebrated bikeable ramp system, showcasing how Webber + Studio was at the forefront of integrating sustainable transportation options into architectural design.
Roofpark: Reclaiming Space for Community
Another innovative feature of Webber Village was its extensive “roofpark” concept. This dual-function design transformed traditional rooftops into public park spaces, addressing community needs for openness, nature connection, and social interaction.
This idea of vertical community spaces resonates strongly with current trends in urban design, as seen in The Ledger’s rooftop amenities and public terraces.
Affordability and Community Integration
What sets Webber Village apart is its strong focus on affordability and community integration. The project aimed to make 100% of its units affordable to households with incomes at 80% of the Area Median Family Income, with some units targeted at even lower income levels (50-60% AMFI).
By combining residential and commercial spaces, Webber Village was designed to create employment opportunities, encourage small businesses, and allow residents to access basic goods and services within walking distance – a concept that aligns perfectly with current ideas of “15-minute cities”.
Sustainability at the Forefront
Long before it became standard practice, Webber Village placed sustainability at its core. The design incorporated vertical fins for solar shading, extensive green roofs for ecological benefits, and systems for rainwater management.
“The vertical fins and green roof represent a design approach in which sustainability is a main priority,” our concept stated, underlining our early commitment to environmentally conscious design.
A Vision of the American Dream
Interestingly, Webber Village was conceptualized as a modern interpretation of the American Dream. The vertical fins that defined the site’s edges were an abstraction of the symbolic white picket fence, representing home ownership and community belonging.
This blend of aspirational symbolism with practical, community-enhancing design showcases the depth of thought that went into the Webber Village concept.
Looking Back, Moving Forward
While Webber Village remained unbuilt, its visionary elements are more relevant than ever in today’s urban landscape. From its integrated circulation systems and community-focused spaces to its emphasis on sustainability and affordability, the project demonstrated Webber + Studio’s foresight in addressing urban challenges.
