Webber Village Mixed Use

Webber Village was a visionary 2007 concept for affordable urban design that anticipated many elements now celebrated in cutting-edge developments. Designed for a Webberville Road site in Austin’s Govalle/Johnston Terrace area, this unbuilt project proposed 100 for-sale multi-family homes and 33,000 square feet of commercial retail and office space, with a pioneering focus on affordability and community integration.

Central to the design was a continuous sloping pedestrian pathway described as an “intertwining artery” that promoted vibrant street life while accommodating multiple modes of transportation. This circulation spine connected all areas of the development, creating a walkable environment that fostered daily interaction and community building.

The innovative “roofpark” concept transformed traditional rooftops into public park spaces, addressing community needs for openness, nature connection, and social interaction. Vertical fins provided solar shading while creating an abstracted interpretation of the symbolic white picket fence, representing home ownership and community belonging in a modern context.

Sustainability was prioritized through green roofs, rainwater management systems, and passive solar design strategies. The project aimed to make 100% of units affordable to households at 80% of Area Median Family Income, with some targeted at even lower income levels. By integrating residential and commercial spaces, Webber Village was designed to create local employment opportunities and allow residents to access goods and services within walking distance.

Though unbuilt, Webber Village demonstrated forward-thinking approaches to urban challenges that remain relevant today, showcasing early commitment to the principles of sustainable, inclusive community design.
