Terraces on North Street

The North Street Mixed-Use Development, also known as Terraces on North, reimagines a tight urban lot in Austin with a context-sensitive, sustainability-driven design. This 12,300-square-foot project layers multifamily housing above vibrant ground-floor commercial space, creating opportunities for diverse community interactions while maintaining a human-scale presence along the street.

Designed with sustainability in mind, the project achieved a GBP Four-Star rating, integrating mass timber detailing and generous shaded terraces that expand livable space and strengthen the connection to the outdoors. The building’s form and materials respond thoughtfully to Austin’s climate and urban fabric, balancing density with comfort and light.

North Street exemplifies Webber + Studio’s commitment to creating adaptable, welcoming environments that enrich their surroundings. By weaving together residential and retail uses in a highly constrained site, the design demonstrates how thoughtful architecture can maximize utility, sustainability, and community impact in growing urban neighborhoods.
