Parmer Retail

Parmer Retail is a clean-lined, high-visibility retail shell positioned along one of North Austin’s primary commercial corridors. Designed to support a range of future tenants, the project moves beyond the typical suburban retail model by pairing straightforward construction with a considered architectural presence. Subtle massing, durable materials, and carefully placed glazing create a building that is both practical and visually coherent at speed.

The design prioritizes flexibility and longevity. A restrained palette of steel, CMU, and masonry provides a neutral framework that can adapt to evolving tenant identities, while overhangs and shading strategies respond to the Texas climate. Infrastructure and layout were planned to allow for multiple configurations over time, ensuring the building can accommodate change without requiring reinvention. The result is a retail shell that is efficient, adaptable, and quietly elevated within its commercial context.
