Austin City Lofts 5 is a refined renovation of a condominium unit set within one of downtown Austin’s earliest residential towers.
The original building offered something rare: an exposed concrete frame, including beautifully board-formed concrete ceilings throughout each unit. Rather than conceal that structure, the design celebrates it, curating the building’s electrical conduit and sprinkler lines into a deliberate composition against the raw concrete so that infrastructure reads as installation rather than afterthought.
Against this industrial backdrop, a layer of elegant, urbane finishes and cabinetry brings warmth and precision to a compact footprint. Flexibility is the project’s quiet engine. A guest suite converts to a home office, a connecting hall doubles as a private bath corridor by way of a pocket door, and a compact gym expands into the hallway when needed.
Transoms above the interior walls borrow light and sightlines from adjacent rooms, giving the apartment a sense of openness well beyond its actual dimensions. The result is a home that feels both industrial and refined, and far larger than its square footage suggests.
