Sub-consultants that we hire and manage will be billed with a 10% markup. If you hire them directly, you can save this cost; however, you will need to manage and coordinate their services yourself.

Consultants typically hired by the architect include civil, waterproofing, and envelope specialists.
Consultants typically hired by the owner include specialists in the following areas: structural engineering; mechanical, electrical, and plumbing (MEP); energy modeling; permit expediting; landscaping and irrigation; furniture fixtures and equipment (FF&E), including art and lighting photometrics; commissioning; audiovisual (AV) needs; security and low-voltage systems; and cost-estimation, as well as an owner’s rep.
